Port Authority’s Aerospace Center Campus Sees Sixth Speculative Building in Six Years
HEATH, OHIO – With earth work that began recently, the Heath-Newark-Licking County Port Authority is embarking on the sixth industrial building built on speculation in six years on its Aerospace Center campus.
Plans for the latest building call for a 20,000 sq. ft. building with modern ceiling heights, drive in door, and two recessed docks. The building is being built as a shell with a future customer deciding on interior layouts and improvements. The shell building is expected to be ready for lease in the fourth quarter of this year.
“Speculative building is a risky endeavor, but a worthwhile one for attracting growth of jobs that fuel our economic base,” said Port Authority CEO Rick Platt. “The Port Authority is bullish on manufacturing. We’re putting our money where our mouths are by creating a product that helps to bring highly-sought jobs to Licking County. International companies looking to establish their first U.S. operations and second-stage companies looking to enter the next phase of business growth are the candidates for this latest spec building.”
The Horton Building, which opened in July 2011, was begun on speculation and houses a speculatively-built clean room. On sites readied by the Port Authority, 50,000 sq. ft. spec buildings were erected by Southgate Corporation in 2013, 2014, and 2015. A 20,000 sq. ft. building was built by the Port Authority in 2015.
The latest building at 704 International Drive is begun under a design-build contract with Robertson Construction Services of Heath. RCS is teamed with Hull’s Jobes Henderson of Newark for engineering and JBA Architects of Newark for architectural.
